TENANT CHARGES
HOLDING DEPOSIT
Equivalent to one weeks rent (annual rent divided by 52).This will be withheld if any relevant person (tenant, guarantor) withdraws from the tenancy once referencing is complete or upto and including the date of signing; Fails a Right to Rent check; Fails and AML check Provides materially significant or false or misleading information or fails to sign their tenancy agreement and if relevant the guarantors agreement, within 15 calendar days or other deadline which has been agreed in writing.
DEPOSIT
Payable before the start of the tenancy and held under a Government approved scheme DPS (Deposit Protection Scheme) for the generation of the agreement, it will be repaid in full providing all tenancy obligations have been fulfilled, the deposit will be a maximum of 5 weeks rent and an annual tenancy of rent upto £50,000 and a maximum of six weeks rent for an annual rent of over £50,000
UNPAID RENT DURING THE TENANCY PAYABLE TO THE AGENT
There will be payment of interest due to the Agent of 3% above the Bank of England Base Rate for payments made after 14 days later than the due date
DURING THE TENANCY IF APPLICABLE AND PERMITTED
Tenant will be responsible for the payment of the following unless otherwise suggested in their tenancy agreement; Utilities-Gas, Electricity, Water and Sewerage, Communication-Telephone and Broadband, Installation of Cable/Satellite, Subscription to any Cable or Satellite provider, TV License, Council Tax for the duration of the Assured Shorthold Tenancy
OTHER PERMITTED PAYMENTS
A tenant/guarantor will be responsible for the following permitted payments: Breaches of Contract or under the relevant legislation, including contractual damages, these may include the following; Lost Keys – these will be charged at the cost to the Agent for keys or any other security device including alarm/garage fobs, if the loss were to result in the replacement of a lock, the actual cost of the locksmith will be past on to the tenant/guarantor
VARIATION OF CONTRACT AT TENANTS REQUEST
Covering the costs of taking instruction from Landlord’s instruction and making of a new contract, the costs is capped at £50 inc VAT or higher costs should these be reasonable To add or remove a tenant at the tenants request and upon acceptance from both parties, the costs is capped at £50 inc VAT Right to Rent Checks, deposit registration and the execution of a whole new tenancy agreement, capped at £50 inc VAT per tenant or higher if cost is reasonable
EARLY TERMINATION COSTS
This clause does not give a tenant the right to end their tenancy earlier than their fixed term or notice period, however, requests will be considered on an individual basis, should this termination be accepted by the Landlord then the tenant shall be liable to the Landlords reasonable costs in re-letting the property, including rent due between a tenant leaving and a new tenant taking occupation
